Mortgage-Free in a Few Years: Rental Cash Damming Explained

How the rent from your income property can speed up your mortgage payoff — and lower your taxes

Last updated: October 22, 2026 · 6 min read

A strategy few homeowners know about

Most homeowners pay down their mortgage for 25 years without ever questioning it. But if you own both your home and an income property, there's a strategy that can make you mortgage-free in just a few years — while lowering your taxes. It's called rental cash damming (« la mise à part de l'argent »).

The problem: a tax advantage sitting unused

The interest you pay on your personal residence's mortgage isn't tax-deductible. Interest on an income property's mortgage is. Most people leave this significant tax advantage on the table without even knowing it exists.

The strategy, in 3 steps

The principle rests on how money flows between your two properties:

1. Rent pays down your residence

The rent from your income property goes toward paying off your residence as fast as possible, through large lump-sum prepayments.

2. A separate line of credit covers the property's expenses

The property's expenses (taxes, maintenance, payments) are paid from a separate line of credit, dedicated to that use only.

3. The interest on that line of credit becomes deductible

Since the money from that line of credit is used to generate rental income, the interest it generates becomes tax-deductible.

Month after month, you pay down your personal mortgage at full speed and gradually convert non-deductible debt (your home) into deductible debt (your income property).

An example, for illustration only

A homeowner whose plex generates $3,000 a month in rent can redirect that cash flow toward their residence and shave several years off their personal mortgage, while deducting a growing share of their interest.

The exact numbers depend on your situation — this example is provided for illustration purposes only.

Who this is for

The strategy delivers its full effect if you own your residence (not renting) AND an income property — especially if you're in a high tax bracket.

The conditions that must be respected

Everything depends on a clean structure: separate accounts, clear traceability for the tax authorities, and guidance from your accountant. Set up poorly, the strategy loses its tax advantages. Set up properly, it's powerful.

In short

If you own a plex and your own home, you could pay off your residence years earlier and reduce your taxes, simply by routing your money in the right order. This is exactly the kind of structure I love building with my clients.
